Alchemy Finalizes Sale of Two Houston Hotels: Marriott Westchase and Residence Inn by The Galleria
Private buyers acquire Westchase full-service hotel for value-add and Uptown/Galleria extended-stay asset for conversion opportunity
Alchemy Real Estate Advisors has completed the sale of two Houston hotels—the 604-room Houston Marriott Westchase and the former Residence Inn by Marriott Houston by The Galleria.
The firm represented a CMBS special servicer in the lender-owned sale of the full-service Marriott Westchase. The buyer was a private national hotel owner who plans to retain the Marriott flag and execute a significant value-add strategy with a heavy renovation.
The property is in Houston’s Westchase District and benefits from a robust corporate base, with over 1,500 nearby businesses—including major employers in energy, engineering, and technology—and convenient access to Westheimer Road and key highways.
“Our team was proud to represent the lender and deliver a successful outcome for the CMBS trust,” said Joe Cuomo, Principal and Founder of Alchemy Real Estate Advisors. “Given the asset’s renovation needs and larger room count, we sought Houston-focused, value-add investors through a targeted marketing effort. We were able to secure a qualified buyer capable of overseeing the larger renovation and committed to keeping the property within the Marriott system.”
In a separate transaction, Alchemy advised a public REIT on the sale of the former Residence Inn by The Galleria. The buyer was a private local investor who will reposition the asset under the Extended Stay America (ESA) brand through a value-add and conversion strategy.
The hotel is in Houston’s Uptown/Galleria area—one of the nation’s largest business districts with more than 28 million square feet of office space. The asset is steps from The Galleria, Texas’s largest shopping destination, which anchors strong corporate, extended-stay, and leisure demand.
“We appreciated the REIT’s continued trust in Alchemy,” said Adam Montufar, Principal and Founder of Alchemy Real Estate Advisors. “Our recent success in Houston and across Texas helped drive a competitive process and allowed us to efficiently pair the asset with a buyer who sees clear upside through strategic renovation and thoughtful rebranding.”
Terms of both transactions were not disclosed.
