ASHLAND, KY — June 2026 — Alchemy Real Estate Advisors announced the sale of the Fairfield Inn & Suites Ashland, a 60-room Marriott-branded hotel in Ashland, Kentucky.

Alchemy represented an institutional seller in the transaction. Josh Mehlberger, Vice President at Alchemy Real Estate Advisors, led the sale process, which resulted in the acquisition of the asset by a regional private investor making its first hotel purchase, with operations supported by a local hotel management company.

The offering gave investors the opportunity to acquire one of only two Marriott-affiliated hotels in the Ashland market at a significant discount to replacement cost. The asset attracted buyers seeking a core-branded, select-service hotel with immediate operational upside, favorable market fundamentals, and durable demand drivers in the  Kentucky / Ohio / West Virginia Tri-State region.

Located along Route 60, the Fairfield Inn & Suites Ashland benefits from strong highway visibility and convenient access to regional healthcare, business, leisure, and transient demand. The hotel sits near UK King’s Daughters Medical Center, one of the region’s most significant healthcare providers and employers, as well as Ashland’s Historic Downtown Commercial District, area retail and dining amenities, and nearby entertainment demand generators.
